Description

There are 3 parts to the work as follows. The date for the work is to be agreed but must be completed by end of March 2021. Part 1 - Pitched roof replacement Remove existing asbestos Chrysotile roof panels and under cladding. Replace with Kingspan KS1000 RW or KS2000 RW quad core trapezoidal insulated roof panels (or similar with 40 year guarantee minimum) with XL Forte coating. Thermal performance U value to be minimum of 0.018 W/m2K. Fire rating- Euroclass B,S1,D0. (See note 1). Existing skylights (See note 2) to be replaced by Kingspan Day-Lite polycarbonate roof panels (or similar). Replace guttering and downpipes where necessary. a) Main Hall including area marked on the plan as "Kit" and "WC's" comprising a 15.5degree pitched roof area of 267.1 square metres. b) Main Hall extension, Sparling Room and main hall corridor, marked as "Hall" and "Meeting Room" on the plan, comprising a 15.5 degree pitched roof of 36.1 square metres c) Coffee Shop comprising a 15.5 degree pitched roof of 139.9 square metres Inside the building to be netted during work above and made watertight at the end of each day. All removed asbestos sheets to be kept in sealed containers before removal off site. Part 2 - Flat roof replacement Marked Hall/Kit/Servery on the plan with total area of 73.9 square metres. Replace with fire retardant EPDM (See note 3) rubber and including skylights (See note 2) and flat roof vent (See note 2) to replace existing features. Alternative solutions to be considered: a) Complete roof deck replacement removing all previous traces of old roof including any contaminated timber b) Overboarding with new 18mm FR OSB 3 (See note 4) on top of existing roof. c) Stripping old roof covering and fixing FR OSB 3 directly over existing roof deck. Extra option if necessary - Flat roof box gutter, down pipe and flashing replacement. Part 3 Entrance canopy replacement Replace existing roof with clear polycarbonate corrugated roofing sheets Notes 1 - Kingspan insulated panels fire safety OSB is LPCB and FM approved and is highest possible performance for a material classified as "combustible" B = Very limited contribution to fire and will not lead to flashover S1 = Little or no smoke production D0 = No flaming droplets/particles 2 - Need for skylights and vent to be approved by PHPWG 3 - Ethylene Propylene Diene Monomer (synthetic rubber) 4 - Oriented Strand Board Type 3 treated with fire retardant solution Quotation to be fully itemised.
