Description
BTS require general building contractors to supplement their own labour resource. The type of general building work that BTS undertakes is day to day repairs, voids, complete kitchen and bathroom refurbishment, window and door installations, fencing and larger building projects such as extensions, and sheltered housing block refurbishment. Predominantly, all work priced for in this tender will be in the Luton post code area.
Lot Division
1 | Flat Floor Showers The council has an annual bathroom refurbishment program of its housing stock generated from the Councils asset data base on a cyclical basis. The work will predominantly be carried out in occupied dwellings so a WC will need to be kept operational at the end of each day. Tools and materials should be kept tidy and not cause any H&S issues to the occupants. Asbestos removal will be carried out by others |
2 | Kitchen Refurbishment The council has an annual bathroom refurbishment program of its housing stock generated from the Councils asset data base on a cyclical basis. The work will predominantly be carried out in occupied dwellings. Tools and materials should be kept tidy and not cause any H&S issues to the occupants. The kitchen will be the possession of the contractor while the works are ongoing. Asbestos removal will be carried out by others |
3 | Window and door installation The council has an annual replacement program of windows and doors of its housing stock generated from the Councils asset data base on a cyclical basis.. There are also occasions where single windows and doors need replacing due to failure or vandalism. The work will predominantly be carried out in occupied dwellings and tools and materials should be kept tidy and not cause any H&S issues to the occupants. Any asbestos removal will be carried out by others |
4 | Fencing The Council has a requirement to renew or erect complete fences from time to time and also carry out minor repairs such as replacement of individual snapped posts or damaged panels. |
5 | Day to day repairs and voids The day to day repairs and voids team carry out general building repairs on a daily basis E.G replace internal doors, floorboards, sanitary ware and taps, trace and rectify leaks, replace/mend locks, rebuild garden walls, gutter leaks etc. The requirement for this lot is to provide a qualified tradesperson and a van for a day or multiple days to support the team and carry out repairs on a day rate basis. |
6 | Day to day repairs and Voids (As lot 5) As per Lot 5 but utilising the NATFED SORs version 7.1 The requirement from this lot is for the contractors to submit what percentage of the rate they will use for all sections. Either + or – from the basic rate and a day rate for each trade. |
